1. Capital at risk
The value of investments can go down as well as up. You may lose part or all of the capital you invest, including in a total loss of an individual asset. Only invest money you can afford to lose, and diversify across several assets.
2. No guaranteed returns
Projected yields, calculator outputs and historic figures shown on the platform are illustrations, not promises. Rental income depends on occupancy, operating costs and market conditions; payouts can be lower than projected, paused, or zero.
3. Limited liquidity
Your shares are not listed on a stock exchange. The resale market depends on other users being willing to buy: a sale may take time, may only be possible at a lower price, or may not be possible at all. Treat every investment as long-term.
4. Asset and project risks
Real estate involves construction, valuation, damage, vacancy and operator risks; delivery of projects under development may be delayed or fail. Commodities are volatile and produce no income. Assets located abroad add legal, tax and currency risks — payouts and asset values may be affected by exchange-rate movements.
5. Issuer, developer and platform risk
Your return depends on the performance of the issuer and developer of each asset; their insolvency can lead to losses up to total loss. Your investments are not bank deposits and are not covered by deposit insurance. If POOOL were to cease operations, the administration of existing participations would be handled as described in the contractual documents of each asset.
6. Tax
The tax treatment of your returns depends on your personal circumstances and may change. POOOL does not provide tax advice — consult a tax adviser if you are unsure.
7. No investment advice
Nothing on this platform is a recommendation to buy a particular asset. Each listing contains the key information and contractual documents for that asset — read them before you invest. If you are unsure whether an investment is suitable for you, seek independent advice.
